The City of Southaven is delighted to promote our new Metropolitan District designation encompassing the Church Road and Interstate 55 Interchange along with immediate areas that include developable properties to the north, south, east, and west. The city envisions the “Metro District” developing characteristics of a metropolis relating to architecture, culture, and commerce, and how truly special we believe this district will become for our city.
The Metro District currently includes the Tanger Outlet Mall, which is designated as a Qualified Resort Area by the Mississippi Development Authority, and the Landers Center, a large, indoor-venue that is home to the Memphis Hustle and host to national-level music talent and other national, non-music events. Due to the Metro District’s prevalent location, there is high visibility in the Mid-South area.
The public incentives created for development of this district allow a waiver of building permit fees and water and sewer tap fees for any development with a total construction cost of $25,000,000 or more. In addition, part of this district is located in an area designated as an “Opportunity Zone” by the State of Mississippi. This state incentive allows for tax relief for capital gains for private investments.
The Metro District is established for regional, commercial development including large-scale, nationally known companies in big footprint design. Developments within the district will be designed with the utmost architectural controls, and include luxury, upper-upscale, and upscale hotels as set forth in the STR Chain Scales and Eateries. All developments will be conducive to the overall theme of the district, having national name recognition, serving this region while enhancing the area as a destination point. The Qualified Resort Area and entertainment venue in the immediate area will be enhanced by these developments as well. We anticipate extensive growth and are very excited about the development of this special part of our city.
